Size

Leave the road width blank and the lowest FAR band is used — assuming a wide road would overstate what can be built.

Built-up throughout. Construction is measured on it — a door, a window and a finish all sit against built-up. The interiors fee bills on carpet, which is derived from this.

The unit

Commercial is a rough build — enough to price an office or a retail unit honestly, but it has not had the same work as residential. The report says so.

Sides

Which sides face a road, and how wide. The widest road is the front, and the front setback comes off it. Two roads makes it a corner plot, which takes a front setback on both and therefore builds less than its area suggests.

Setbacks

Leave blank and the rule pack is used where it has numbers. Type them in and they are used instead — recorded on the report as supplied by you, not as a statutory position the tool derived.

Bedrooms

A kids or guest room is one of the BHK's bedrooms renamed, not an extra. A master takes the largest share of floor. The attached washroom and walk-in closet are ticked here, on the bedroom that has them.

Finish level

The finish level still applies — it sets the grade of flooring, plaster, paint, doors and sanitaryware the building is handed over with. The theme is an interiors decision and is not asked for here.
